Many smaller cash buyers seek out homes in probate, with tax issues, deferred maintenance, or those involved in relocation\u2014areas where deep local knowledge and a disciplined approach matter most. Affordability concerns mean these older properties often stay in demand, even when financed sales slow down.<\/p>\n<p>In my experience, investing in single-family homes isn\u2019t just about finding a good property; it\u2019s about understanding local taxes, title insurance, renovation costs, and managing each project at the street level. This is why scaling up can be a challenge, but it rewards those who know their local market inside and out. Going forward, I anticipate we\u2019ll see more margin consolidation rather than big marketwide roll-ups.
